Many Brazilians are unaware that they often have a significant reserve available for purchasing their own home. The Fundo de Garantia do Tempo de Serviço (FGTS) is deposited monthly by employers into an account linked to the worker and can be withdrawn under specific legal conditions, with buying a residential property being one of the most relevant.   • Fund remuneration: The FGTS yields TR (Referential Rate) + 3% per year, a historically low return that often falls below inflation

  • The property’s value must respect the limits established by the Housing Finance System (SFH). These limits are periodically updated by the National Monetary Council (CMN); check the current values on the Caixa Econômica Federal or Central Bank website before making any decision

2. Amortization or Settlement of the Financing

For those who already have an active mortgage through the SFH, it is possible to use the FGTS to:

  • Reduce the outstanding balance (extraordinary amortization)
  • Settle the financing completely
  • Pay up to 80% of the monthly installments for up to 12 consecutive months (a rule that may change — confirm with Caixa)

3. Complementing the Property Value (in conjunction with financing)

In the most common modality, the FGTS acts as a down payment on the mortgage, reducing the amount to be financed and, therefore, the total interest that will be paid over years or decades.

Step-by-Step to Use the FGTS in Property Purchase

If you meet the conditions and the property meets the requirements, see how the process works in practice:

  1. Gather personal documentation: ID, CPF, proof of residence, work card (or FGTS statements), and civil status certificate
  2. Obtain the updated FGTS statement: Through the FGTS app (available for Android and iOS) or at Caixa branches
  3. Present the chosen property: The property will need to be evaluated by Caixa or the financial agent responsible for the financing
  4. Request the use of the FGTS with the financial agent: The institution granting the financing — or Caixa itself — will conduct the process of releasing the balance
  5. Sign the contract: After approval, the funds are transferred directly to the seller or to offset the financing — the money does not go through the buyer’s checking account
  6. Register the property at the registry office: A mandatory step for the contract to have legal validity

Therefore, assess whether it makes sense to use all the balance or just part of it.

Before committing the FGTS, it is also worth ensuring that you have an adequate emergency reserve, as unforeseen events do not choose the time to happen — and a property purchase is precisely a moment of high financial exposure.

Common Mistakes That Can Stall the Process

  • Not checking if the FGTS was used in the last 3 years: Many people forget previous uses
  • Ignoring the municipality rule: Buying property in a different city from where you live and work can make use unfeasible
  • Leaving documentation incomplete: Delays the process and can compromise negotiation deadlines with the seller
  • Not comparing the cost of financing: Simply being able to use the FGTS does not mean that is the best available financing. Compare the Total Effective Cost (CET) of the proposals
